Recently crowned Auctioneering Firm of the Year at the Midlands 103 Awards for the second year running, the company is headed by founder and Managing Director Kevin Loonam, who sat down with Building Ireland to discuss the business’s rapid growth, its unique selling points, and what’s next for the company.
From Local Roots to Regional Growth
Kevin, an Offaly native, didn’t build Midlands Real Estate overnight. Before launching the company, he built up his expertise step by step across every part of the property industry — starting with residential sales and lettings at Kate O’Shea Auctioneers, then moving into large-scale property management with Comer Group Ireland. From there, he expanded into property and project management with Wyse Property Management, and later focused on development and acquisitions with Circle Voluntary Housing Association.
“Each stage of my career has shaped how I work today,” Kevin says. “I grew up around building sites, so construction has been in my blood from day one. From working hands-on in property sales to managing complex portfolios and delivering social housing schemes — seeing the industry from every angle taught me just how important trust, communication, and quality are. That’s what turns an average transaction into an exceptional one.”
In September 2023, he turned that experience into Midlands Real Estate, driven by one clear mission: to deliver a service that is nothing short of excellent.

“At Midlands Real Estate, we see Daft.ie and similar portals as just one part of a much bigger picture,” Kevin explains. “It’s a fantastic tool for reaching buyers — but we believe you should never rely on one channel alone. For us, it’s about using every option available: advanced digital campaigns, targeted social media ads, high-impact video marketing, lifestyle content, and smart buyer targeting to reach people long before they even start browsing the property portals.
“A recent home we sold got over 200,000 video views online — we had strong, qualified offers within days because our marketing was so focused and effective that, in reality, we could have sold it without ever relying on a sign out front or a standard portal listing. We actively go out and find the right buyer for every property — and that’s what gives our clients the edge. At the end of the day, using every possible channel can make a real difference to the final sale price.”
Kevin adds: “Selling your home is one of the biggest financial decisions you’ll ever make. The difference in doing it right can easily mean €15,000–€20,000 more in your pocket — that’s real money, and that’s why we take it personally.”

“When I look back, I think, ‘We only started in 2023 — and here we are launching developments like Derrybeg Avenue in Mountrath, with 52 new homes for sale,’” Kevin says. “It’s proof that when you consistently deliver on your promises and maintain high standards, clients trust you with more — whether that’s major residential developments like Derrybeg Avenue or providing management and facilities services for respected organisations like BoyleSports and the HSE. That commitment to quality and long-term relationships is exactly what drives our growth.”
Bringing Transparency to the Forefront
One of the standout features Kevin is most proud of is the agency’s secure online Client Portal — a digital dashboard that gives sellers 24/7 access to every detail of their sale.

They can also track upcoming viewings, check which marketing channels are performing best, access all key documents like contracts and brochures, and get reminders for important milestones like survey dates or legal deadlines. There’s no waiting around wondering what’s happening — every step is clear. That sense of trust and control is something sellers want and deserve.”
Kevin notes much of this inspiration comes from studying the US market. “American agents are far ahead in embracing tech and client experience. Over here, we tend to lag behind — so I keep an eye on what’s working there and bring the best of it back home.”

Although Midlands Real Estate’s primary focus is residential sales, its commercial property management division has grown impressively since launch — with clients including the HSE and major national brands. Kevin credits this success to the company’s deep construction and project management background, which allows Midlands Real Estate to offer an end-to-end service, from facilities management to building projects.
“Because we have in-house construction expertise, we don’t just hand things off. We deliver complex maintenance and minor works to the same high standard we apply to our residential work. It’s about consistency and trust.”

Winning Auctioneering Firm of the Year at the Midlands 103 Awards for two years in a row is more than just a trophy on the shelf. For Kevin, it’s validation that the team is doing things the right way.
“It’s one thing to be busy — but it’s another thing to be recognised for the quality of your work. We were up against strong, long-established names like DNG and Hume Auctioneers, so to come out on top shows we’re raising the bar.”
Looking ahead, Kevin has clear ambitions for Midlands Real Estate’s future — but he’s adamant that growth will never come at the cost of quality. “Our focus is on building carefully and sustainably, expanding our reach where it makes sense while never losing sight of what sets us apart. The Midlands Real Estate name is built on consistently exceptional service, not just scale for the sake of it.
