In the twelve years since its inception, Kieran Projects has made an indelible mark in the construction industry in the North East, consistently delivering a range of exceptional, value-added residential and commercial projects across counties Louth, Meath, Monaghan and North Dublin.

From majestic energy-efficient architectural-design new builds on greenfield sites to stunning transformations of existing properties, the attention to detail, expertise and meticulous craftsmanship of the Kieran Projects team always shines through, ensuring that every project is invariably completed to the very highest standards of client satisfaction.

Quality is the bedrock of Kieran Projects, who also have an uncanny knack for delivering projects on time, safely and within budget. This comes from experience, application and also the fact that the company operates as a veritable one-stop shop, with the ability to take on and project manage projects in their entirety from the turning of the very first sod to the handing over of keys.

In addition to new builds and extensions / refurbishments, Thomas and his trusty team – up to five direct employees plus a core crew of regular subcontractors – also specialise in civil engineering, plant hire, contracts management, setting out and surveying. They also extent their activities to some of their own development work, so they are being kept busy:

“It all comes down to quality, delivering value for money and completing projects on time,” notes the Louth man when pressed on the secret of the company’s success to date. “I started the company in 2011 and it was good timing as I’m a civil engineer myself and I got in with a civil engineering contractor from the North working on road construction and then got to work on retrofit insulation schemes for local authorities all over the country, before going into general building and development.”

Kieran Projects’ breath-taking portfolio of completed new build homes includes a turnkey 2,900 sq. ft. A2-rated house with geothermal heat recovery, underfloor heating and a built-in hoover system in Magheracloone, County Monaghan and, in collaboration with Craft Studio in Monaghan town, a striking modern dormer in Drumconrath, County Meath complete with AluClad glazing, cedar wood panelling and a zinc roof.

With a flair for delivering grand designs, they are currently involved in another stunning new build outside Carrickmacross, again working alongside Craft Studio. From underfloor heating to the unique corrugated slate roofing, this large modern 2,500 sq ft home is another truly grand design where craftsmanship of the highest calibre is a prerequisite.

“We’re also doing an extension on Avenue Road, Dundalk, with a granny flat being added onto the side as well as alterations of the existing house,” continues Thomas, who has over 25 years’ experience working in construction, following in the footsteps of his father. Joe. “We’re just at the handover stage of a cottage in Annagassan [County Louth], which was a demolition, extension, alteration job, and we’ve also just completed an attic conversion in Annagassan.”

In recent times, Kieran Projects have been catching the eye with a stunning residential / commercial development on the Main Street in Ardee – a project which included five 1,350 sq ft A3-rated houses (featuring air-to-water heating systems as well as all modern conveniences and exquisite detailing) to the rear / side as well as a new hair salon and two-bed apartment to the front.

This stylish yet practical development, called Boat Trench Terrace, which breathed new life into a tired old building / area in the heart of the town, was completed to the highest standard and again accurately showcases the building excellence of Kieran Projects.

“It was previously a four-bedroom townhouse with a large garden to the rear and we completely transformed it, as our own development,” reflects Thomas. “To the front, where the four-bedroom house was, we built a hair salon on the ground floor with a new two-bed apartment upstairs. To the back, there are five new houses – two three-bedroom semis and three two-bed end-of-terrace houses, each with on-street parking. For consistency, we kept the same colour scheme throughout the whole development.”

Between one-off new builds, refurbishments and their own developments, Kieran Projects’ services are in big demand going forward and they have a healthy order book in front of them going into the latter part of 2023 and indeed 2024, including a prospective new 19-unit development on a 15-acre site at Dowdallshill on the outskirts of Dundalk.
