Looking to build your ideal home in the midlands or thinking of extending or renovating? If so, David Lynam Construction Ltd can make your dream a reality.
Based in Tyrrellspass, Co. Westmeath, this exceptional contractor has earned an enviable reputation for building beautiful, modern, energy-efficient and bespoke one-off homes as well as for extending and renovating existing homes to the highest standards. David Lynam started out as a sole trader in 2008 before forming a limited company 10 years ago.
“I was 19 when I first went out on my own and am 37 now, so we’re 18 years in business,” the affable managing director explains.
“My father Dan was a stonemason as well as a farmer, so that’s where the interest in building came from. We started off doing small construction jobs and stonemasonry just as the recession hit and grew from there.”
Outstanding workmanship, attention to detail, value-for-money and a commitment to working closely with clients to deliver total satisfaction are the hallmarks of David Lynam Construction. Health & Safety is also paramount. From concept to completion, the Lynam team are with you every step of the way, ensuring that your new project is designed and built to your specific needs.
David Lynam Construction’s one-stop shop approach ensures that both the design and building processes are smooth, comfortable and hassle-free. The Westmeath contractor’s reputation for quality construction and ability to complete projects on time and within the agreed budget is borne out by the high volume of repeat business, recommendations and referrals it receives from scores of satisfied clients.
By employing highly-skilled people, working closely with design teams and using only the very best building products, this fully insured contractor is able to deliver the highest quality construction to its clients.
“We employ seven people directly who are supported and supplemented by the same tried and trusted subcontractors,” David explains.
“We’re lucky to have good lads who have either served or are serving their carpentry apprenticeships with us. We have two qualified carpenters and three apprentices at the moment. Needless to say, we do all the carpentry work ourselves, but use subcontractors for other aspects of the build, including Clavin Plumbing, Streamstown Plastering, Shane Carroll Blocklaying and Ollie Cummins Electrical.
“Our suppliers include Sheridan Windows, Kilmurray Precast, Kilmurray Group, JJ Owens, Chadwick’s in Tullamore and Tyrrellspass Hardware. I’m pleased to say that we enjoy an excellent working relationship with our subcontractors and suppliers alike.”
David has been a certified installer of Amvic ICF (Insulated Concrete Formwork) since 2022. ICF is an increasingly popular method of building construction using lightweight and hollow insulation forms that fit together and are then filled with concrete. Once set, the concrete becomes a high-strength structure and the formwork remains in place as thermal insulation.
A building constructed using the Amvic ICF system will achieve far higher thermal, sound and fire performance standards than traditional construction methods such as block or timber frame, and at a much lower cost for comparable performance than any other building system available today. A house built with Amvic ICF will easily meet the building regulation’s requirements for air-tightness, junction thermal bridging minimisation and U-Value needed for an A3-rated home as standard.
Produced in Co. Longford, the Amvic ICF system can be used to construct any kind of building, including residential developments, self-build homes and extensions, basement and earth-sheltered development, commercial units and industrial buildings.
“Prompted by a shortage of block-layers, we got into ICF construction three years ago and it now accounts for about 50% of all our new builds. It suits us as we’re very much a carpentry-orientated builder,” continues David, who lines out at midfield for the Tyrrellspass senior football team.
Business is booming for David Lynam Construction who have 10 live projects in an area between Mullingar and Tullamore.
“We’re currently working on seven new one-off builds and three renovations, with six of the new builds being in Tyrrellspass alone. Five of the new builds are ICF-constructed which gives you an idea of how popular it has become. We can look after every aspect of the build, from foundations to turnkey if the client so wishes. We’re a one-stop shop for all your house building needs.
“We’re always willing to go the extra mile for our valued clients and pride ourselves on our quality, personable and value-for-money service.”
As his company continues to go from strength to strength, David would like to take this opportunity to thank his customers and suppliers for their unwavering support as well as his staff and subcontractors for their hard work, dedication and expertise.
