FKM Fit Out Ltd was delighted to be a finalist in five categories at the 2024 Fit Out Awards, including two directly involving talented project manager James Glynn.
Not only was James shortlisted for Fit Out Project Manager of the Year, but the Eastpoint P2 project – which he oversaw – was also been nominated for Fit Out Project of the Year – Large Office Under €7.5m, representing a noteworthy double for him. In addition, James’ colleague Linda Williams was nominated for Fit Out Designer of the Year – Rising Star, while FKM was also in the running for the Fit Out Project of the Year – Small Office Over €500,000 for Slalom Office, and Excellence in Health & Safety Awards.
The Fit Out Awards celebrate excellence in the execution of world-class fit outs as well as the people and clients who drive these projects. The awards offer a great opportunity for companies from all over Ireland to come together, collaborate and showcase their work.
The recognition for James and FKM comes as the company prepares to celebrate 80 years in business in 2025. Fronted by Matt Mohan (CEO) and Breda Gleeson (COO) and employing 30 people, the Dublin-based firm excels in providing office fit outs, refurbishments and building works both as a design and build contractor, as well as collaborating with other design teams. “It’s an honour to be shortlisted,” says James, who was born in London to Irish parents but is now happily settled in Gorey, Co. Wexford.
“FKM was previously nominated for Fit Out Project of the Year Under €5m at the 2021 Irish Construction Excellence Awards for the General Motors project in Limerick, which I was involved with, so it’s great to be in the running again. None of this would be possible without the support of the amazing team at KFM, in particular Trevor Martin and Kevin O’Hara, who were site manager and QS respectively on the Eastpoint P2 project.”
James boasts a distinguished 13-year career in construction management that exemplifies excellence, innovation and a relentless commitment to quality. His journey in the construction industry is marked by a series of successful, high-profile projects that showcase his ability to deliver complex and large-scale construction initiatives on time, within budget and to the highest industry standards.
James’ academic background laid a strong foundation for his career. He holds a BS diploma in Construction Management from GMIT, a program that equipped him with a comprehensive understanding of the theoretical and practical aspects of construction management. His dedication to continuous professional development is evident through his attainment of NVQ Level 7 in Senior Construction Management, which underscores his advanced capabilities in managing multi-faceted construction projects. Additionally, his membership of the prestigious Chartered Institute of Building (CIOB) further attests to his commitment to adhering to and advancing the highest standards of his profession.
James has been an integral part of FKM’s continued growth and success since coming on board just over three years ago. He has managed and delivered a diverse portfolio of projects, each marked by meticulous planning, innovative solutions and a focus on sustainability. His leadership on projects such as the 40,000 sq. ft. General Motors HQ in Limerick, the 12,000 sq. ft. Legend Biotech HQ and the 22,000 sq. ft. European HQ for OUTsurance in Dublin, among others, has not only met but exceeded client expectations. These projects are a testament to his ability to manage complex requirements, coordinate diverse teams and deliver results that align with the strategic objectives of his clients.
James’ approach to project management is both holistic and detail-oriented. He understands that successful project delivery requires not just technical expertise, but also a deep understanding of client needs, effective communication and the ability to inspire and lead multi-disciplinary teams. His work on the General Motors project, for example, involved not only the technical challenges of a full shell and core fit out, but also the integration of cutting-edge technologies and biophilic design elements that reflect GM’s forward-looking vision.
Similarly, his management of the Legend Biotech HQ fit out involved creating a state-of-the-art facility that supports the company’s mission to develop innovative cell-based therapies, complete with bespoke design elements and a focus on sustainability.
In addition to his project-specific achievements, James has played a significant role in promoting sustainability within the industry. His projects often incorporate environmentally-friendly materials, energy-efficient systems and designs that prioritise the wellbeing of occupants. His work on LEED Gold certified buildings such as the GAM Investments office in Dublin, General Motors fit out and the award-nominated Eastpoint P2 project, highlights his commitment to environmental responsibility and sustainable building practices.
The Eastpoint P2 project represents a significant transformation of a Grade A office block in Dublin, originally constructed in 2000. This project, led by James, is more than just a renovation; it is a comprehensive upgrade that aims to future-proof the building for the evolving needs of tenants and the growing importance of Environmental, Social, and Governance (ESG) credentials. The project was executed with a strong commitment to achieving LEED Gold accreditation, demonstrating FKM’s dedication to sustainability and high-performance building standards.
Originally a low-rise development, the building has been transformed to meet the highest standards of modern office environments. The scope of work included a full renovation of the 42,000 sq. ft. office block, with a project value of €5 million. The project commenced in early 2024 and is set to be completed on November 27, totalling 30 weeks of intensive work, including demolition, shell & core and CAT A & CAT B fit-out.
The building, designed with a striking full-height entrance atrium, serves as the main reception area, featuring a prominent staircase leading to the upper floors. The H-shaped floor plates around a central core allow for sub-division and multi-letting, providing flexibility for future tenants. Given the building’s strategic location and potential for additional floors, the project aligns with the local planners’ vision for sustainable urban development.
A key aspect of the Eastpoint P2 project is its alignment with LEED Gold standards, emphasising sustainability in every aspect of the design and construction process. The project incorporates energy-efficient systems, sustainable materials, and innovative design features that promote the health and wellbeing of future occupants. The building’s design maximises natural light and ventilation, reducing the need for artificial lighting and HVAC systems, thereby lowering energy consumption and enhancing indoor environmental quality.
In addition to the environmental considerations, the project also places a strong emphasis on health and wellbeing. The inclusion of biophilic design elements, such as green spaces and natural materials, contributes to a healthier, more productive work environment. The project also includes the installation of advanced HVAC systems with high air filtration capabilities, ensuring optimal indoor air quality. These features are particularly important in the context of the ongoing focus on workplace health in the post-pandemic era.
The Eastpoint P2 project was successfully delivered by a highly experienced and dedicated team led by FKM, with support from a range of specialised subcontractors and consultants. Through careful planning, innovative solutions, and a commitment to excellence, FKM has delivered a project that not only meets the client’s needs, but also sets a new standard for future developments in the area.
“As the project nears completion, both ourselves and the client are very pleased with how it has progressed,” concludes James, who has since moved onto a new 20,000 sq. ft. office project for Boeing at Dublin Aerospace that will see it brought to a CAT B fit out standard.
