His main suppliers are Flynn’s Hardware, Topline Currans, First Choice Tiles & Wooden Floors (all Dungarvan-based), Roadstone and Kereen Quarries.

“Our socials have really taken off in the past 12 months. The company website (www.cpcg.ie) was launched this year and showcases what expertise we offer and past projects. We have a social media manager who regularly posts progress reports and reels about our projects on Facebook and Instagram. It has brought in a lot of new clients and also helps when it comes to tendering. We also have signs wherever we’re working and that helps to drive business too,” Conor says. 

Business is booming for Conor Phelan Construction whose current projects include a private housing development and a regeneration project for Waterford City & County Council. In what is a new joint venture for the company alongside Enda Kirwan Consulting Engineering Ltd, Weavers Lane is a private development of seven new build houses in the charming village of Villierstown, nestled along the scenic banks of the River Blackwater. 

Comprising five detached two-and-a-half-storey dormers and two semi-detached single-storey units, this thoughtfully designed collection of luxury A-rated homes combines modern comfort with the tranquillity of the countryside. Each home is built with energy efficiency, style, and long-term sustainability in mind, offering a high-quality living experience for families seeking both luxury and peace of mind. Conor Phelan Construction is acting as both developer and main contractor on the development. 

“All bar one of the seven houses have already sold. We hope this will be the first of many private developments for us,” Conor adds. 

Conor Phelan Construction is also in the process of completing the refurbishment of five social houses for Waterford City & County Council as part of the Cappoquin Regeneration Project. Over €6 million is being invested by The Department of Rural and Community Development in the overall Cappoquin Regeneration Project and Conor Phelan Construction’s housing contract will transform the vacant terraced townhouses into new homes with ancillary mews accommodation at the rear on Green Street. 

In addition, Conor and his crew have commenced two further projects for Waterford City & County Council in Lismore, which will see the old Bank of Ireland building brought back to life and into use as a hostel and another old building being renovated. They are also carrying out a number of private house refurbishment and a high-end new house build in Fenor in collaboration with ROJO Studio Architects. 

Conor Phelan Construction isn’t limited to residential work and also has a proven track record in delivering a vast array of commercial works, including a number of educational projects. 

“Our work is 70% residential, 30% commercial at the moment, but that can change. We’ve just tendered for a €2 million extension to a school in Waterford and that would make us even busier in 2026 if we got it.” 

From a building materials supply and carpentry background, Conor has been working for himself for the past 13 years. His family own and run Phelan’s Fuel & Hardware in Dungarvan and the young Conor got to know all about materials and building while working in the store from the age of 12 until he was 20. That gave him a firm background in the trade and the more he learned and the more contacts he made, the more the Waterford man wanted to get into building himself. 

He left the family business at the age of 20 and went down the carpentry route, first working for C&H Builders before setting up Conor Phelan Carpentry & Building Services, which would become Conor Phelan Construction Ltd, in 2018. 

The affable managing director is full of praise for his staff and subcontractors, saying: “We have 25 great, skilled people directly employed here and you have to make sure to keep them all happy and motivated. We’ve a great crew and we don’t lose many of them. To keep morale up, we go for days away and we enjoy doing things together. I also make sure they have all the best gear and that helps keep everybody happy. We look after them because we are nothing without them. 

“We use subbies, too, but our own team covers nearly all the trades. We have a tiler, plasterer, block layer, carpenters, two men on groundworks and foremen. I’d take in plumbers and electricians and also additional block layers and plasterers for the bigger jobs. We have all our own gear for the groundworks and that helps us to avoid any unnecessary downtime.” 

Conor Phelan Construction is very much the archetypal close-knit family business. He receives invaluable support and help from his wife, Niamh, adding: “My brother-in-law, Denis Coffey, is one of the foremen and is in the process of  coming on board as a director and shareholder of the business. His dad is on the digger and his brother is a plumber, so it all works out great. They all take great pride in the company and look after it like it’s their own.” 

There is never a dull moment for Conor and Niamh, who have three young children – Hailey, Willow and Isla Mai – and have another on the way! Conor somehow also finds the time to play both hurling and football for his beloved Brickey Rangers at the age of 39.
