Evara acquires lands in Kilternan and Saggart with the potential for a total of over 600 new homes

Evara, the country’s largest privately-owned residential developer, has announced the acquisition of lands in Kiternan and Saggart in Dublin with the potential for a total of over 600 new homes.  

The acquisitions come as Evara is seeking to grow its annual delivery output to more than 1,500 new homes and adds significantly to the company’s expanding development land portfolio. They also mark the expansion of the company’s operations beyond its substantial Dublin landholdings in Cherrywood, Adamstown, Clonburris and Portmarnock.

They are the first to be announced by Evara since the company secured new investment from TPG Real Estate in August of last year. At the time, the company said it would use the investment to accelerate its housing delivery and to purchase new development land. 

The land in Kilternan in Dublin 18 involves two separate acquisitions to form an 8.4-hectare (21-acre) site. The site is zoned for housing and has the potential for the development of 350 new homes, subject to planning permission. Evara is envisaging a mix of two, three and four-bedroom homes in a development that will benefit from green spaces, active recreation and play facilities. Planning applications are due to be lodged later this year and early in 2026.

The land in Kilternan is well located in two plots on opposite sides of the recently opened Glenamuck District Distributor Road, which provides convenient access to the M50 and the villages of Kilternan, Stepaside and Foxrock.

The land in Saggart is located in Citywest and involves a total of 8.3-hectares (20-acres). The site is zoned for residential development and proposals are currently going through the LRD (Large Residential Development) pre-planning process with South Dublin County Council. A planning application is due to be lodged later this year. 

Evara is proposing to develop 269 homes as part of a combined 611-home planning application being lodged in partnership with an adjoining landowner.

Evara is proposing a mix of homes consisting of 129 houses, 60 duplexes, and 80 apartments. The planning application will include proposals for a creche and a future school site as well as new connections to the wider Saggart community and green infrastructure.
