Building Ireland put it to operations manager Jason Torris that MMC is no longer just the future but it is now also very much the present: “It definitely has come a long way and it’s the present now. Of course, we are hoping and confident that it will also be the future too. We are well ahead of the game as we’ve been doing this for so long and we are getting busier year on year, so things are looking extremely encouraging.”

Synonymous with the consistent manufacture and delivery of premium prefabricated modular building solutions, Instaspace as a single point of contact provides complete, bespoke, turnkey building systems including all groundworks, landscaping, lifts, stairs, ramps, railings, carparks and roundabouts, with every solution designed and fully finished to exact client specifications.
Operating out of a purpose built manufacturing facility in Duleek, County Meath, Instaspace operates to the very highest ISO, Safe T Cert, NISO, Construction Line and CIRI standards, invariably providing clients with products and service levels that are simply second to none.
“We’re experiencing very strong demand for our superior products and service,” Jason continues. “As a direct consequence of this, we’re enjoying steady growth and we’ve had exceptional growth over the last three to five years.”
While Instaspace is known as a partner of choice of the Department of Education, the flexibility and unlimited potential of modular buildings is such that a broad spectrum of sectors is covered: “Education buildings is our main sector but we also do a broad variety of other work – pharmaceutical, commercial, recreational, etc. and we’ve dipped our toes into residential and lived-in accommodation. A small selection of this, is projects completed for Astellas, Abbvie, MTM Engineering and MIPs all in 2024”
Instaspace modular buildings offer an accelerated schedule of construction and are built to meet all current codes and building regulations. The company’s in-house designers can work with professional teams to ensure all specification requirements are met or exceeded by way of value-engineering.
All buildings are constructed in a controlled factory environment, which ensures consistent quality that exceeds statutory requirements, and each building is delivered and commissioned with significantly less risk than site-based construction.
The prefabricated buildings are constructed using bespoke designed certified structural steel kits which facilitate the creation of unique spaces over single- or two-storey arrangements adapted to suit project requirements, with a wide range of walling options and finishes available.
Built off site in a controlled factory environment, the volumetric modular buildings are sectional structures which are transported to site and securely assembled together to create a bespoke, high-quality finished building. Distance is not a barrier:
“We’re working on projects all over the country at present, from Dunshaughlin to Tralee, where we are doing a new building for St Ita’s & St Joseph’s Primary and Post Primary Special School. We also completed an impressive 900 square-metre, two-storey building for Tralee CBS last year, which we built here in our factory and transported down to Kerry and installed. We also did a notably well-executed project at Griffeen Community College for the DOES in summer 2024.
“By building in a factory setting we can control everything centrally and eliminate the traditional risks of building onsite. We can manage all the trades and control both the quality and Health & Safety. The actual building itself will be 100 per cent completed here, while the internal fit-out will be up to 80 per cent finished, with just minimal work required to finish it off onsite.”
Complementing cutting-edge processes, experienced, skilled staff are at the heart of the business. Direct, full-time employment is currently generated for a team of 50 but this number could rise to 100 at any given time depending on the workload.
There’s no room for complacency and Instaspace Modular is forever progressing and moving with the times. To this end, the state-of-the-art manufacturing facility was recently upgraded with the addition of a new MBA X-Combi complete assembly machine for timber frame construction – a complete working station for the precise and efficient production of timber frame construction wall panels.
“We are always moving forward and looking for ways to further automate our processes in order to improve and futureproof the business,” Jason comments. “We’ve also been working closely with Enterprise Ireland to help us evolve, embracing a Digital Process Innovation support to digitalise our processes to help increase productivity and efficiency. As well as our digitalisation journey, Enterprise Ireland are also helping us with our sustainability goals and we’re doing a couple of very nice projects to align with those.”
Instaspace Modular has come a long, long way over the past 38 years and counting to establish itself as a proven industry leader in the design and delivery of prefabricated buildings. As for future objectives, Jason concludes: “We want to maintain our strong partnerships with existing partners, including the Department of Education, and to continue to be a good supplier to them and to fulfil their needs.
“We also aim to attract new clients, to widen our scope, develop new processes and expand into new ventures. MMC is the answer to a lot of the problems facing construction in Ireland at the moment. Instaspace and MMC are in a position to provides solutions to these challenges.”
