M&P Mechanical deliver again at Carriglea Residential

Consistently delivering the highest quality mechanical services to all sectors of the construction industry, M&P Mechanical once more brought the most exacting standard of excellence to bear on the brand-new, multiunit Carriglea Residential project on the Naas Road, Dublin 12, where they carried out a complete mechanical installation for their client Golden Port.

Headquartered in Castlebellingham, County Louth and with a second office in Sandyford, Dublin. M&P Mechanical has established itself as an industry-leading mechanical services provider since it was set up in 2011 by Mark O’Rourke and his wife Pauline.

The family-owned business, which has won multiple awards, has an exceptional history of providing a wide array of mechanical services. These services encompass the design, supply, and installation of heating and ventilation systems, air conditioning and water services, plant fitouts, mechanical refurbishment, and process systems.

On Friday, June 21st, 2024, senior contracts manager TJ Collier – a key member of the highly-skilled and progressive M&P team for eleven years and counting – had the honour of signing off on a largescale mechanical install package that was designed by IN2 engineering consisting of 393 apartments at Carriglea on the Naas Road, bringing the curtain down on a successful 24-month partnership with one of their new client, Golden Port.

Located in Bluebell, Dublin 12, Carriglea Apartment Development is a high-profile purpose-built development comprising close to 400 modern apartments and a crèche facility within eight apartment blocks ranging in height from four storeys to seven. To enhance the sense of community and ensure an animated atmosphere and holistic living, the development includes numerous shared amenity spaces and services such as a concierge, crèche, gym, landscaped rooftop terraces, co-working spaces, meeting rooms along with various retail units.

The NZEB compliant energy strategy for the development relies on exhaust air heat pumps to each apartment which generates both heating for radiators and hot water for all kitchens, bathrooms, etc. All accommodation is generally naturally ventilated via wall vents.

“It was another wonderful project to work on and the key to its success was the collaborative effort of Dean Hussey the project manager behind this development along with the entire team throughout this project,” TJ told Building Ireland. “It was a 24-month project from start to finish and it was a pleasure to be involved; it went brilliantly. The project was built over two phases, with 144 units in the first phase and 249 in the second phase.

“We would have had up to 30 people on site at the peak of the work and our brief was to install a complete package of basement and apartment ventilation as well as all heating and plumbing. The heating package we used was a Joule Modul-Air system, with one Modul-AIR unit installed in each of the individual 393 apartments.”

TJ Collier adds: “We’re lucky to have a great crew of skilled and dedicated tradesmen and management. We have a great office team, superb purchasing team, excellent design team and a brilliant crew of engineers. Everybody pulls together and works well as a team.

“The extended team was also critical to the smooth running of the Carriglea Residential project. There was a great design team, IN2, and architect, BKD, while the main contractor and developer, Golden Port, were brilliant to work with which was led by their site manager Pat Gorman. I really enjoyed working alongside their senior QS’s, David Barrett and Paudie Devlin. There was a good all-round team there and everybody gelled well together. We also had Leon Ventilation in with us again on this development – they work with us on all our apartment ventilation projects.”

Their highly skilled, professional and dedicated workforce achieves excellence in project delivery time and time again. This approach has been instrumental in M&P successfully building up an impressive list of loyal clients, who continue to do business with them.

Multiunit apartment projects are a big part of M&P Mechanical’s daily workload and they have delivered projects of up to 600 units, with significant 300-400-unit projects being quite common in today’s market. “Ten years ago, if you were doing 100 apartments, it would have been a massive job, but it just keeps growing and moving forward,” TJ observes.

With Carriglea Residential completed, TJ has turned his attention to two new apartment blocks in Drogheda along with a 200 new home development in Dundalk for construction company Urban Life and a housing unit in Hallwell, Adamstown for Hugh McGreevy & Sons.

TJ also points out that it is imperative that each project is given maximum attention to detail from start to finish.

“We value every one of our clients and we are honoured that they keep coming back to us for repeat business. The clients we started off with 13 years ago are still with is today. As the company has grown, we have taken on more clients and they have all stayed with us, too. We’re delighted to have those levels of retention and repeat business.

“The old cliché that you are only as good as your last job is very true, and we are aware of that. This is a very small industry, and everybody knows everybody – every job must be delivered to the highest standards. You are always trying to deliver the best possible outcome to put yourself in pole position to get the next contract.”

We also caught up MD Mark O’Rourke stating in a previous edition of this very publication that the excellent team he has assembled – all of whom provide professional mechanical services with the keenest attention to detail – has been central to the success achieved by the company to date.

“It is great to see TJ along with our foreman Dean hand over Carriglea to our client Golden Port. It is an exceptional development completed by our lads; they should be very proud of themselves.

“I am very proud of what M&P Mechanical has achieved over the years,” said Mark. “None of this would be possible without my wife’s support along with my son and daughter who are now involved in the day to day running of the business along with the exceptional team we have both in office and on site.

“Elaine Ward who has been with me from the start is the Financial Controller and Sarah Louise Phelan who would be our Office and Purchasing Manager, she has a great purchasing team behind her. The engineering side of things is headed by our Senior Mechanical Engineer Kyle Murphy and both our Senior Contracts Manager Chris Brown who manages the Dublin district and TJ Collier who manages the northeast and both lads manages the day to day running of M&P.

“Both my daughter Niamh and son Darren are heavily involved in the business in recent times, which was myself and Pauline’s goal. We take pride in M&P Mechanical being a family run business and having a great team behind us where everyone pulls together and works well.

“We can’t forget about our suppliers; we all have a great relationship with them over many years of business together. We have a great relationship with all our clients over the years, its great to see them put trust in us to get the job done and across the line.

“I am looking forward to seeing what the future holds for M&P, seeing projects being handed over along with new developments progressing and being awarded. It is an extremely competitive business; the team does an excellent job in getting these jobs across the line.”

Throughout the years M&P Mechanical has gone from strength to strength with a company that has started off as a five man show along with one van to today having over 100 staff along with up to 150 subcontractors daily on site and having a fleet of over 50 vehicles on the road. It’s a very proud achievement for Mark O’Rourke along with the team.

It is important to keep up to date with training on all new systems, this is where the team does countless training courses along with refreshers yearly. The company has a keen interest in employing apprentices and giving them the opportunity in gaining expertise and skills for the future industry. They have put through many different employees from start to finish over the years and they are now excellent fully qualified plumbers.

They are nearing completion of a 256 units in Drumnigh Manor, Portmarnock for their long-standing client Frank Fahy, Shannon Homes Dublin. Again, they have a great standing relationship with Shannon Homes over the years, during this period they have completed several different projects along with annual servicing contracts and all maintenance requirements.

They are currently in Kilsaran HQ in Dunboyne completing an extension which consists of new plant rooms, offices and meeting rooms along with amenities which we will be installing AHU’s, VRF heating and cooling, underfloor heating, rads and trench heating which they aim to hand this over in September 2024. Hugh McGreevey and Sons is also one of their longstanding clients in which they are currently working on completing approximately 240 houses, 100 apartments and 30 duplex units. Not forgetting all their private contracts.

In 2019, M&P set up a servicing and maintenance division to look after completed contracts along with new customers and clients who require specialised services. Once all the contracted works was handed over, they then offer the client a full servicing and maintenance package. They have a close relationship with several clients and property management companies in the northeast and Dublin area not forgetting their generic and private customers. They offer a wide range of different servicing such as gas and oil boiler services, air to water heat pump services, ventilation services, PPM reports along with general maintenance services. M&P have various PPM contracts with hotels across Ireland, the servicing and maintenance division visit these biannually. The service and maintenance division has gone from strength to strength in the few years it has been established, and they have a great team of people behind it along with office staff.

M&P has built a strong relationship in recent years with Walls Construction. M&P’s largest developments to date is currently in progress – Shanganagh in Bray and Claremont in Howth both sites which is headed by their senior contracts manager Chris Brown. Both these developments will be progressing over the next few months where they hope to follow up with another article early next year.

It certainly shows M&P Mechanical are heading in the right direction, we look forward to catching up with them in a few months.
