The impressive rise of Kerrigan Mechanical

Kerrigan Mechanical is celebrating 23 years in business and continues to go from strength to strength.

Focused on the commercial sector and based in Athboy, Co. Meath, Kerrigan Mechanical is a multi-disciplined and diverse organisation with the ability of completing mechanical and electrical contracts in a professional and efficient manner.

The company has been in operation since 1998, and continues to grow organically. Kerrigan Mechanical specialises in the supply and installation of heating, plumbing, ventilation and air conditioning systems. It possesses the technical and managerial experience to carry out multiple projects in a wide range of sectors, including education, commercial / retail, hospitality / leisure and high density residential.

Over the past five / six years, Kerrigan Mechanical has developed into one of Ireland’s leading district heating specialist installers, boasting an impressive 1,500 units to date with a further 400 expected to be completed in 2022.

Kerrigan Mechanical has a dedicated team that allows it to provide a unique service at every stage of the mechanical and electrical construction process, interpreting the required design specification, before taking the project through the construction phase to successful completion and handover. 

Due to ongoing successful expansion, and in recognition of their immense contribution to the growing success of the business, Kerrigan Mechanical are pleased to announce several key promotions and additions to the Management Team.

Francis McNulty has been promoted to the role of Contracts Director. Since joining the business in 2011, Francis has been an integral and vital part of the growth and ongoing success of the Mechanical Division. Francis heads up all commercial projects, across all sectors within the business, from tender stage, negotiation, and contract right through to handover. His attention to detail has ensured that his projects come in within budget and on time. He has over 20 years’ experience in mechanical contracting and continues to add value to the Kerrigan Mechanical business.

Adam Dent has been promoted to the role of Contracts Manager. With extensive experience in mechanical installations, both on a domestic and commercial level, Adam provides the reassurance of being a professional manager and team leader who can offer solutions and options in any situation. He has taken a particular hands-on interest in coordination and is familiar with the increasing requirements which BIM and Revit impose, and ensures that the contractor’s role as lead coordinator is fulfilled to perfection. 

Aiden Likely has recently joined the business as Operations Manager. Aiden has extensive experience in Mechanical Contracting at senior management level and has been involved in prequalifying for, tendering for, winning, value engineering, contract managing, commissioning and handover of projects nationwide, including hotels, hospitals, office blocks, leisure and tourism, production facilities, food processing plants, colleges, and schools as well as numerous single and multi-dwelling residential developments. He holds a degree in Quantity Surveying and has significant experience in this field also, as well as being an expert in Heat Pump and Renewable technologies. 

Other key personnel and points of contact are Managing Director Ronan Kerrigan, Estimation Manager Brian Mahon, Domestic Quantity Surveyor Kevin McNally and Domestic Contracts Manager, Justin Reilly. Lisa Lynch is Office Manager.

Additionally, several new appointments have been made in the last year which have added to the strength in depth of the overall team, among those Paul White as Project Manager, Sarah Callaghan as Commercial Estimator, Richard Coffey as Financial Controller, Sara Prunty as Domestic Estimator and Enes Uysal as Site Engineer.

The company can also provide service and maintenance on an annual and ongoing basis for all projects, giving the customer peace of mind that their system will run efficiently into the future. 

Kerrigan Mechanical’s mission is to stand out in the construction industry commercial sector as a provider of turnkey solutions from project tender stage through to commissioning and handover. 

Kerrigan Mechanical have completed several significant fitout projects in the last two years – among those, Unit 1 Dublin Airport Logistics Park & ETEC Power Management in Ballycoolin. ETEC was also a heavily renewable focus project, with 70% of the annual heating and hot water bring provided by an onsite solar system. KM are deeply committed to embracing and promoting Renewable Technologies in their installations where they have an influence on design.

The Co. Meath company has also become vastly experienced in the hotel sector, completing upgrades to Clayton Ballsbridge, Burlington Road, Maldron Newlands Cross, Aghadoe Heights Killarney, Hilton Dublin Airport not to mention the complete install new 4-star Clayton Hotel Charlemont and the state-of-the-art new conference centre in Cardiff Lane. 

Kerrigan Mechanical’s client Dalata, together with Monami, had certain requirements and site restrictions. The Conference Centre is a first of its kind in Ireland with extremely energy-efficient systems including heat recovery AHUs and the highly sophisticated hybrid VRF air conditioning system. These systems were the requirements of the client, but it was down to the modelling from the Kerrigan Mechanical BIM team to ensure they could provide a system that would firstly fit and secondly perform beyond expectations. 

Due to their expertise in solution provision, Kerrigan Mechanical are delighted to have two further hotel chains entrusting it to provide mechanical services installations to their new additions to the Irish Market – the new Premier Inn on Gloucester Street by Vision Contracting and The Easy Hotel by EasyJet on Benburb Street by Monami Construction, this being their first entry to Ireland.

Kerrigan Mechanical have also recently handed over the first NZEB complaint apartment complex in Dun Laoghaire Rathdown, and because of the quality of the installation, have been awarded the contract for a further two sister blocks which will thus complete over seven years and circa 3,000 units in the Honey Park/Cualanor complexes for Cosgrave Developments. The company’s NZEB deliverables for 2021 will comprise an impressive 580 apartments with a further 220 under construction in the prestigious Cherrywood Town Centre due for handover in Q1 2022, and finally the Easy Hotel on Benburb Street, being the first NZEB Hotel it will deliver as a business.

Since 2019, Kerrigan Mechanical has been recognised for its growth and outstanding work by becoming and award-winning contractor, collecting awards for Medium Mechanical Contractor of the Year and Most Energy Efficient new build in Ireland in 2020 for its cutting-edge Fairways Court & Fairways Hall district heating scheme. It boasts 215 apartments, concierge and gym serviced by a central plantroom consisting of CHPs, Heat Pumps and Boilers.

The contractor’s engineering department has had great success working alongside Main Contractors and Engineers to Value Engineer projects whilst still providing client requirements such as NZEB compliance.

The company’s focus is to aid the design team in whatever way it can, provide advice on equal or approved renewable and environmentally friendly systems which will see Kerrigan Mechanical playing its part in Ireland to achieve its energy goals with the target being carbon neutrality by 2050.

Kerrigan Mechanical also believe in Continuous Professional Development for its employees, and offers a clear career path to recently-qualified Quantity Surveyors, Engineers and Trades staff to enable them to grow and improve. 

“We started off by catering for the domestic sector before expanding into the commercial market with Kerrigan Mechanical. The commercial end of the business has grown rapidly in recent years and that is where much of our focus is now concentrated,” managing director Ronan Kerrigan explains.

“We have been the main mechanical contractors and lead co-ordinators on several high-profile projects in the Dublin area and this is reflected in our growing workforce, while a pool of persons is available on a sub-contract basis. Furthermore, we enjoy an excellent working relationship with some of the country’s leading main contractors.

The firm moved into its state-of-the-art premises in Athboy Business Park in 2007 and more recently rebranded its fleet of vans with a new eye-catching design which is intended to give the company a more contemporary look. 

The business has been a Safe-T-Cert certified company since November 2017.

“Health and Safety of our employees both on and offsite has always been at the heart of Kerrigan  Mechanical,” Ronan continues.

The business was first accredited by Safe-T in November 2017 – with a collective effort of both site teams and management and have been certified every year subsequently. 

So, what has been the secret to the company’s success? Ronan continues: “As a family-run business, we pride ourselves on quality workmanship, attention-to-detail and an ability to complete all projects on time and within budget.

“I served my time as a plumber and like to take a hands-on approach. I also make sure that I am accessible to the customer which is something they appreciate and leads to lots of repeat work. We have continued to strengthen and build our business over the years. Currently we have restructured our business into dedicated Tendering, Operations and Handover Teams, which leaves us well placed to grow and expand over the coming period, taking advantage of new opportunities as they arise.”
