Dalmoy: Exceeding Expectations, Every Time

Living up to its tagline ‘Exceeding Expectations, Every Time’, Dalmoy has experienced remarkable growth in just three years and has quickly established itself as a trusted delivery partner within Ireland’s fit-out and construction sector. 

That growth has now been recognised nationally, with the company shortlisted for the Irish Construction Excellence (ICE) Awards 2026 in the Fit-Out / Refurbishment up to €1.5m category for the successful delivery of the PTC Therapeutics Office Fit-Out on Sir John Rogerson’s Quay, Dublin

Fronted by managing director Stephen Daly and construction director Paddy Moyles, Dalmoy (which is an acronym for their surnames) has quickly established itself as a trusted fit-out and construction partner for project management firms and private clients. The company has a proven track record and expertise in delivering projects across Ireland, with its specialised team of experienced individuals being united in the goal of bringing their client’s vision to reality. 

Their commitment to excellence ensures that every detail is meticulously planned and executed on time and within budget, and to the highest standards. 

“To be shortlisted for an ICE Award is huge for a relatively new company like us. We’re both surprised and delighted,” Stephen enthuses. 

Since completing its first project in 2023, the company has grown rapidly in both team size and project portfolio, delivering dozens of projects across the commercial, retail and workplace sectors while expanding its team to over 20 professionals.  

“Paddy and I have earned a stellar reputation in the industry which migrated to us getting the work, delivering it well and ensuring our clients have as good an experience as possible. We always go the extra mile to deliver a good product and keep within our budgets. Our aim is to exceed expectations, and we do our best to achieve that.” 

The Dalmoy team is supported and supplemented by up to 200 tried and trusted specialist trades. 

“I was a contracts manager and Paddy was one of my project managers,” Stephen says of the company’s genesis. 

“We forged a strong relationship which continues to this day. We complement each other with our different strengths. I’m from Armagh and always planned on starting my own business. Paddy is from Dublin and was involved in the family business before we crossed paths. We have a wealth of experience and expertise between us. 

“We have surrounded ourselves with highly skilled and like-minded people whose hard work and dedication we value greatly. Creating a positive team culture is important to us, from recognising achievements on projects to organising regular wellness days throughout the year. The success of Dalmoy is very much a reflection of the people behind it. 

“We also have a great appreciation of our subcontractors. If they perform and work diligently for us, we look after them. It’s a well-oiled machine where we’re all moving one way. About 90% of our subcontractors and suppliers are repeat. It’s the same thing with our clients. Repeat business has been key to our growth and success to date.” 

PTC Therapeutics is one such repeat client who engaged Dalmoy to upgrade their newly-acquired Dublin office into a modern workspace ready for occupation, and to meet the needs of their expanding team. The project was commissioned to create a high-performing environment that supports collaboration, client engagement and day-to-day operations, while reflecting PTC’s global brand and standards.  

Dalmoy was appointed following a competitive tender process managed by BLDG (formerly SMBC). The scope included a full Cat B office fit-out with new partitions, ceilings, flooring, M&E upgrades, bespoke joinery, AV integrations, decorative finishes and coordination of all client-supplied equipment. The works took place in a building with residential apartments above and a shared car park below, requiring well-planned logistics, noise control and consistent communication with building management. 

Working with BLDG and specialist subcontractors such as McCarthy Electrical, Alpha Mechanical and Tedwall Partitions, the team maintained programme and budget while ensuring strong quality and safety standards. Practical innovations, including a tile-over-tile system, reduced waste and saved time. Despite the client team being based in the USA, clear digital updates kept decisions moving. The result is a high-quality, future-ready office that aligns with PTC’s global standards and received excellent client feedback.  

Valued at €1.1m, the project commenced on May 7 2024 and was completed on July 2 2024, meeting programme and budget requirements. 

“The project came with several challenges,” Stephen notes. 

“The biggest was working in a live building in the centre of the city. There were apartments above and a shared car park in use throughout the works. We managed this through steady communication with building management, set delivery times and clear control of access routes. Noise and dust were monitored closely to avoid disruption to residents and neighbours.  

“The layout of the building created constraints around movement, storage and safe working areas. We dealt with this through detailed sequencing and daily checks with each trade. We also kept a close eye on compliance. All works had to meet the project specification and building standards. BLDG completed inspections at each stage so any issues were picked up early. This helped us stay on track and avoid rework.  

“The programme was tight and there was no room for delays. Early procurement of long-lead items reduced risk. Regular updates with subcontractors helped us stay ahead of any supply chain problems. Costs were monitored with the design team so the project stayed within budget.”  

The affable managing director adds: “The client team was based in the USA which added time and communication challenges. We used video walkthroughs and regular digital updates to keep decisions moving. This helped to avoid hold-ups and kept the project aligned with the brief.  

“The project reinforced a few key lessons. Early planning with all stakeholders makes a noticeable difference on live sites. Clear digital communication works well for clients who are remote and helps avoid delays. Practical changes such as using tile over tile systems can save time, cut waste and support budget control. These lessons will be carried into future fit-out projects, especially those in tight urban locations or with clients working across different time zones.” 

The project demonstrates Dalmoy’s ability to deliver technically demanding fit-outs within tight programmes, complex urban environments and international client teams, factors which contributed to the project being shortlisted for the Irish Construction Excellence Awards.
