Fordlin Construction delivers premium projects

13 Oct, 2026

For 22 years and counting, Fordlin Construction has specialised consistently and exclusively in the delivery of premium residential building projects in South Dublin. Building Ireland touched base with founder and managing director Joe Denvir to get an update on this one-of-a-kind contractor that operates to the most exacting standards.

Since its inception in 2004, Fordlin Construction has taken the fine art of building and remodelling houses to a new level. Leveraging decades of experience and a genuine enthusiasm for high-end construction that can be neither imitated nor feigned, Fordlin invariably delivers sensational luxury homes imbued with painstaking attention to detail, meticulous craftsmanship and an innate, immeasurable wow factor.

The portfolio of exquisite already-completed projects across South Dublin is breath-taking and – as the team at Fordlin Construction continues to reach new heights – more magnificent works are ongoing as we speak. Joe Denvir, who runs the business alongside co-director Neil Robinson, says that ultimately Fordlin Construction’s mission is to deliver projects to the highest standards, through careful attention to detail, quality of work and professional service:

“It is – that’s all we do, and it’s what we like to do. It’s an approach that is working out very well for us as we are growing in terms of project size and scope.”

Offering a complete, bespoke, turnkey construction service from start to finish – be that a new build, extension, renovation or complex conservation project – Fordlin possesses extensive experience collaborating and consulting with clients, architects, engineers and quantity surveyors, all working towards the same goal: building the client’s dream home.

At the time of writing, the laser-focused Fordlin Construction team were working on three major projects: the complete refurbishment of an existing home with extension and basement in Ranelagh ; seamlessly merging two homes together into one fabulous new home (with a house next door also being upgraded and used as temporary accommodation until the project is completed) in Blackrock; and a conservation project on a Georgian property in a stunning location facing the sea in Windsor Terrace, Dún Laoghaire.

As has become par for the course with a typical Fordlin Construction project (if such a thing exists!), there is nothing straightforward about these undertakings. Indeed, the more challenging the job, the more keen Joe and Neil are to embrace it – such is the way when you choose premium, high-end construction as your niche!

“We definitely don’t do easy,” the former concurs. “The more difficult and demanding a job is, the less likely other contractors are going to be willing to take them on. Whereas we move in the opposite direction – we are very comfortable doing this kind of work.”

To consistently deliver premium, top-tier building projects, how important is it to have an excellent in-house team of skilled and experienced tradesmen? “It’s critically important. We have a 20-strong team now in terms of our own highly skilled staff, including a full-time carpentry team in house. We also work with a very strong extended team of specialist subcontractors who have proven that they can work to the very high standards we expect and insist upon.

“They are all key to a project’s daily operation, and a project is only ever going to be as good as the team you have onsite.”

Is hands-on supervision necessary to ensure that the highest standards are maintained across every aspect of a project? “Every project has a dedicated site supervisor to ensure project progression, manage logistics, materials and teams on site and act as a key point of daily contact for the client and design team. Alongside full-time site management, both Fordlin Directors are involved in the daily running of each project.

“Strong communication and collaboration are obviously very important. We ensure clients are kept fully up-to-date at all stages of a project.”

Making new designs for existing homes a reality, Fordlin Construction specialises in the renovation, restoration and conservation of period properties (Georgian and Victorian).

Meanwhile, building an extension to an existing home will lock into greater living space while also adding value to the property. It is also an opportunity to upgrade the energy efficiency of your home while creating greater comfort for the whole family. Fordlin works with clients to ensure their extension, will be completed with care and excellence.

In addition, Fordlin possesses all the expertise necessary to build a dream home from from the ground up. The company’s end-to-end building service includes groundwork and site layouts, structural build, plumbing and heating systems, all electrical works, carpentry and joinery, insulating and soundproofing, rendering and skimming, painting and decorating, floor covering, complete kitchen and bathroom fit outs and landscaping.

Has Fordlin Construction been impacted much by the economic downturn and in particular the soaring cost of materials? “There’s no doubt it’s a challenging time for all in the industry just now, however we are well positioned to meet such challenges head on. We are delighted that our reputation means our current and future project schedule is bringing us into 2028.”

As for some of the other keys to Fordlin Construction’s continued success and ongoing longevity, Joe adds: “A willingness to take on whatever the architect designs and making it a reality for the client. Not every contractor is willing to take on work that can be challenging and requires innovation. However we embrace this kind or work and as a result we have been privileged over the years to complete numerous high specification and award-winning projects.”

To deliver premium building solutions as effectively, efficiently and often as Fordlin Construction does requires passion, confidence, conviction and self-belief. “There’s no shortage of that here,” concludes Joe, who has a real grá for working on old properties. “We’re doing some big projects at the minute and a dream job for me would be to one day renovate a castle. That would be a great challenge. Who knows what the next 20 years will bring, watch this space!”
