Kilsaran has been appointed by John Paul Construction as the principal precast and ready-mixed concrete supplier for the landmark Parkgate Street residential development in Dublin.
As part of the major contract, Kilsaran will manufacture, supply and install approximately 97,000m² of precast flooring and wall systems for the development, making the company a key delivery partner on one of Ireland’s most significant residential construction projects.
The development is being delivered by the Land Development Agency (LDA) in partnership with Castlethorn with John Paul Construction appointed as the main contractors.
Located beside the River Liffey and opposite Heuston Station, Parkgate Street will provide 562 apartments across four interconnected blocks. Its centrepiece, the 30-storey Parkgate Pointe, will rise to 102 metres, making it Ireland’s tallest building when completed.
Under the contract, Kilsaran will manufacture, supply and install approximately 42,000m² of precast flooring, comprising hollowcore flooring and Omnia plate flooring systems. It will also deliver approximately 55,000m² of twin-wall and solid-wall precast concrete.
The precast components will be manufactured at Kilsaran’s three production facilities at Arthurstown and Brownstown in County Kildare and Oranmore in County Galway.
The contract brings together Kilsaran’s manufacturing capacity, technical expertise, logistics capability and on-site installation experience to deliver an integrated precast solution for the large and complex city-centre development.
Kilsaran engaged extensively in preconstruction design with all the stakeholders – ARUP, Reddy Architects and the John Paul precon team.
The extensive use of precast concrete and off-site manufacturing will support an efficient construction programme for the high-density development. Structural components will be manufactured under controlled factory conditions before being transported to Parkgate Street for installation.
This approach significantly reduce’s the amount of man hours worked on site, supports consistent quality outcomes and provides greater certainty around construction sequencing and delivery. It will be particularly important on this constrained urban site, where the management of deliveries, installation and on-site activity will be central to the construction programme.
Derek Duffy, Managing Director of Kilsaran Precast, said: “Parkgate Street is one of the most significant residential construction projects currently progressing in Ireland, and we are proud to have been appointed by John Paul Construction as its principal precast supplier.
“The scale, height and city-centre location of the development requires detailed planning and close coordination across manufacturing, logistics and installation. Our three precast production facilities will work together to manufacture and deliver approximately 97,000m² of flooring and wall systems for the project.
“Parkgate Pointe will become a defining feature of Dublin’s skyline, while the wider development will deliver 562 much-needed new homes in a highly accessible location. This appointment demonstrates Kilsaran’s capacity to support complex, large-scale construction projects through our manufacturing capability, technical expertise and experience in off-site construction.”
Construction on the Parkgate Street development is due to commence in the coming weeks, with completion forecast for late 2029. Kilsaran expects to begin manufacturing in March of 2027 with its work scheduled to continue until June 2028.
The development is being delivered through the LDA’s Project Tosaigh initiative, under which the agency partners with private homebuilders to finance and secure the construction of new homes. Once completed, the 562 apartments will be owned by the LDA.
