Nobody delivers the ICF experience better than MCF Projects

Specialising in insulated concrete formwork, Kilkenny-headquartered MCF Projects Ltd. is synonymous with the fast and efficient delivery of a vast range of high-performance homes nationwide. As MCF continues to broaden its horizons and go from strength to strength, Building Ireland touched base with hands-on founder / proprietor Dermot Flynn for an update. 

Since its inception as recently as 2019, MCF Projects Ltd. has quickly established itself as an industry-leading building contractor of choice, embracing modern methods of construction to consistently achieve the highest levels of customer satisfaction with a swift and stunning succession of impeccable, comfortable and completely futureproofed houses. 

While MCF has earned its reputation through the exceptional delivery of projects utilising Amvic ICF and Kore’s superb insulated foundation systems, with the capacity to work on schemes of any scope or scale – from a one-off build to a largescale multiunit development – to meet client demand, managing director Dermot Flynn is constantly adding to and improving the services provided. 

To this end, he has expanded the service offering to incorporate complete shell and core packages and has just recently signed the contract on what will be MCF Projects’ first-ever turnkey finish. No two projects are the same and, ultimately, it’s a case of whatever the customer wants, the customer gets… 

“We’re very busy and have a lot of projects coming in at the moment,” Dermot confirms. “We have pivoted from Kore raft foundation and ICF to deliver the full package and it’s working very well. For example, we’ve just completed 16 units in Tipperary town where we did the full shell, including brick slip and render. 

“On the latest couple of projects, we also carried out all the groundworks and earthworks. So we’re moving forward and giving the developer the full package as a one-stop shop, where all he has to do is go inside and finish the house. 

“The obvious next step for us is to do a full house and we have a full turnkey finish coming up in Portobello, which will be our first house completed by us from start to finish. That’s a bit of a landmark for us and we’re very excited to get started on that one.” 

MCF Projects Ltd. is still very much in a phase of growth and expansion. Direct full-time employment is currently generated for a skilled team of twelve, alongside an extended crew of tried and trusted subcontractors. “They are all good people,” Dermot attests. “As a builder, you are only as good as your subcontractors, suppliers and the people around you, so it’s important to make sure you get in the best people and hold on to them.” 

MCF has already come a long way in a relatively short space of time and the next challenge is to try to take things to an even greater level of influence, to capture a bigger market share: “It’s going well and we have plenty of enquiries as things stand,” Dermot continues. “It has taken time to establish the company and get our name out there, but we are getting there. 

“I’m trying to get in with some of the bigger developers to show them what we can do. I’m talking about schemes of 300 to 400 houses, where our system can really come into its own. I want to show developers exactly what ICF can do in the right hands on these major developments. Because it’s a game-changer in terms of speed and the energy efficiency of the home at the end. 

“Most of the work we do is repeat business and that speaks for itself. Once we do one ICF job for a builder or developer, it tends to continue on from there. We have the capacity to work on anything from one or two houses up to large schemes of 3-400.” 

Dermot has invested significantly in all the necessary props, formwork and scaffolding, so everything is in place to mobilise men and resources to site as and when needed. 

Some current projects include the full package for three houses with basements in Mount Merrion and, staying in the capital, the full shell and core on an apartment block over three levels. MCF projects is also three-quarters of the way though the award-winning Bishopslough scheme in Kilkenny city, which will comprise 260 units in total when completed, and Dermot and his team are also working on the latest phase of the aforementioned successful scheme in Tipperary town. 

Meanwhile, a full package was also delivered on a scheme of 22 duplexes in Newbridge, County Kildare, while another very successful scheme was that of 19 houses on the Old County Road in Crumlin, where the package included ICF, Kore raft and brick slip. 

“That one went very well – we took it from scaffold-up to scaffold-down in less than six weeks per block,” Dermot reveals. “It was so successful that we’re doing another high-end project for the same client over three levels in Ballsbridge – a unique and prestigious development in the inner city, where we’re doing reinforced concrete, ICF, hollowcore flooring and brick slip on the outside.” 

There is huge demand for MCF Projects Ltd.’s services and a lot of this is down to the simple fact that in today’s world ICF construction – which Dermot has championed from Day One and which remains very much at the heart of all his projects – has become a no-brainer. “It is, and everybody is beginning to see the benefits of it now,” he concludes. 

It’s fair to say that, as builders of exceptional houses, growing exponentially year on year in response to rising demand for a superior product and service, MCF Projects have certainly played their part in putting ICF construction on the map here in Ireland!
