We interrupted hands-on proprietor Niall’s busy schedule to find out more.

At the heart of the business is an unswerving commitment to consistently offering unbeatable quality and service. “It’s vitally important to work to a high quality and meet the deadline,” the Monaghan man agrees. “Be there when you say you are going to be there and don’t let people down. Customer service is everything in construction – keeping the client happy. This is probably the main reason why we get so much maintenance work in food parks; if a customer contacts us as short notice and tells us they need something done asap, then we respond to that call accordingly and give them the level of service they need.”
Niall carries out work on an ongoing basis for cold storage and warehousing and refrigerated distribution specialists AGRO Merchants Group, who have facilities in Dublin, Castleblayney, Lough Egish and Lurgan. “We just finished a new cold store for them in Lurgan in June and we’re currently working on loading bays and dock levellers there,” he continues. “We’ve been with them for about six years now and they are an excellent client. We have an ongoing construction and maintenance contract with them covering everything from office refurbishment and fit outs to maintenance work, yard repair, concrete work, etc.”
Niall’s carpentry background has been instrumental in shaping him into a conscientious and meticulous builder with an eye for detail. “Working in carpentry definitely gives you a good eye for detail and it’s a great learning experience too as there’s such a broad scope of work involved in carpentry,” he states. “My father would have worked as a carpenter before me and I served my time as a carpenter before going out on my own in general construction.”
Some of the finest homes dotted around the rugged Monaghan landscape and within the affluent Dublin city suburbs have been built by Niall Mulligan Construction. At the time of writing, he is working on two new builds in Ballsbridge while three stunning new homes were completed within close proximity to ‘Blayney in the Farney County in 2021 – in Tullycorbet, Drumhowan and Lough Egish.
The latter is a spectacular modern-design home which really showcases the capabilities of Niall and his team. Overlooking a lake in an idyllic rural setting, it is a breath-taking contemporary timber clad building featuring a whole glass front with a flat roof, designed by 2020 Architects.
“We can take on contemporary and traditional construction methods and we don’t say no to anything,” Niall confirms. “You need good men to get the right results and I’m very fortunate in that regard to have an excellent team with me. We have 16 men in-house, all vastly experienced, as well as a couple of young apprentices. The age profile goes from 50 down to 22 and we are well covered with a diverse range of trades.
“We have our own chippies, brickies and plasterers, which enables us to just get on with the job without having to wait around for subbies. Declan Maguire is my electrical subcontractor and Finbarr Carville does the plumbing for me. I like to keep the local boys going if I can at all and they have both given me great service down through the years.”
While the shutdowns of construction as part of the public health restrictions imposed in 2020 and 2021 affected everybody working in the industry, Niall Mulligan Construction weren’t impacted too severely due to their status as an essential works provider. “We were deemed to be essential workers as we work in the food sector and fortunately we were able to continue working with AGRO Merchants and also with Molloy & Sherry, which is another big cold storage company based in Dublin. That work is essential so thankfully we were only really off for one week at the very start and most of the lads worked away.”
In the residential sector, as well as new builds, Niall Mulligan Construction also offers an exceptional extension / refurbishment service, covering bedrooms, office, bathrooms, kitchens, etc. Some of this work includes upgrading homes for disabled residents on behalf of Monaghan County Council – an invaluable service to the local community.
Investing is his own fleet of vehicles and machinery has made Niall completely self-sufficient and independent, allowing him to pass on added value to his clients. With six vans on the road as well as a couple of lorries, plus their own diggers, teleporters and tippers for site clearance and groundworks, he is perfectly placed to provide a complete service from breaking ground until the key is turned in the front door for the first time.
Going forward, the order book looks healthy for the coming year: “We have a couple of nice projects on and we’re booked out for the first six months of 2022,” the busy but fully-focussed Monaghan man concludes.
