Established two years ago by Sheamus Tierney and a member of the CIF, Homebond and the National Guild of Master Craftsmen, Liteways has evolved from various smaller companies, combining the knowledge and skills garnered in successfully building almost 2,000 units in Ireland and the UK. From its Roscommon base, the company provides a nationwide design and build service, working with trusted and experienced tradespeople to bring your dream design to life, all within your budget and time constraints.

Liteways Developments is guided by Lean and Agile principles with exceptional attention to detail. It stands on the shoulders of tried and tested tradespeople, learning continuously to make building better and more efficient for clients.

The company is well-versed in various construction methodologies and can provide cost-effective solutions to any problems that may arise during the construction process. It effectively leads and manages a team of professionals to ensure that the project is completed to the highest standards. Liteways prides itself on always maintaining a safe and organised work site, and can organise a high quality of the work on every project.

In addition, it demonstrates excellence with various types of building projects, ranging from residential and commercial to industrial and restoration. Liteways’ experience covers everything from mechanical, extensions and greenfield residences to large mixed-unit projects in urban settings, specialist pharmaceutical extensions, creches, restaurants, office blocks and historic restorations.

Transparency and communication are central to every build. Liteways provides regular updates on the project’s progress and is available to answer questions and address concerns in a timely and clear manner. Health & Safety is also at the core of the business, and never more so than since the Covid-19 pandemic.

“We offer a personal service which is all done through myself,” founder and managing director Sheamus Tierney says.

“We give the best service and value-for-money there is. We have a good name and have received many glowing references which are available to view on our website. The website was designed by my sister Sheila and has helped to generate business. Sheila, who is based in Germany, also designed our logo and branding.”

With over 30 years’ experience in all aspects of the building industry, Sheamus boasts a proven track record of successfully delivering highly-quality on-time and on-budget developments. He has a deep understanding of building regulations and planning laws, and can navigate the local permitting process efficiently. He effectively communicates his vision for development projects with architects, engineers and construction professionals to bring that vision to fruition.

A native of Clogheen, Co. Tipperary who has been living on the outskirts of Roscommon town for the past four years, Sheamus managed numerous building companies in Ireland before moving to London to work for construction giants Bellway Homes and the Ardmore Group.

“I ran my own businesses – Tierney Scaffolding, Tierney Heating & Plumbing, TS Tierney Construction and Trinity Eco Mechanical – before spending five years in London where I project-managed multi-pound residential contracts for Bellway Homes and the Ardmore Group,” he explains.

“After that, I was a senior contracts manager with Kilcawley Construction who I continue to have a very good relationship with. I then set up this company in September 2021 which has hit the ground running and continues to go from strength to strength.”

Sheamus and his small but dedicated team are supported by top-class subcontractors, including Maplegrange Construction in Navan, AG Plumbing & Heating in Navan, Aulden Electrical in Dublin, GC Floor Screed in Galway, Flo Concrete in Cappataggle, Co. Galway, Joe Fallon Plant in Lanesborough, Co. Longford, Joe Matthews Landscaping & Patios in Navan and Grange Patio & Paving in Trim.

Their main suppliers are Chadwicks, Divilly’s Homevalue in Glenamaddy, DPL Group in Kilmainham, Kilsaran, Roadstone, Flood’s Precast, Ger Scully Plant Hire in Athenry, Munster Joinery, Lynch Windows, Domac Plant & Tool Hire in Ballinasloe and Project Tiles and Wood Flooring in Blanchardstown. Liteways Developments collaborates with architects Johnny Duncan and Rory Breen on a regular basis.

Current / recent projects include high-end residential refurbishments and retrofits to A BER rated standards in Skerries, Cabinteely and Galway. Sheamus is also building and designing a fabulous new contemporary one-and-a-half storey home with atrium for himself and his family in Oran, Co. Roscommon. He also has some exciting commercial and industrial projects in the pipeline.

“We work mostly for private clients on one-off new builds and refurbishments. But we have the experience and expertise to put our hand to anything,” adds Sheamus, who is married to Jacinta and has two sons, Jack (15) and Michael (12) – both of whom are showing a keen interest in the business.

The Tipperary man is full of praise for the CIF and the role it plays in helping construction companies navigate the political, business, economic and regulatory environment. He also welcomes the recent election of Tom O’Connor, joint-managing director of Conack Construction, as chairperson of the Mid-West branch, which incorporates Co. Roscommon.
