Ballyroan Developments – A decade of building excellence

Celebrating 10 years in business, Ballyroan Developments Ltd is synonymous with making dream homes a reality. The company specialises in the construction of new homes, extensions to existing properties and the refurbishment of older homes, primarily in the South Dublin area.

Based in Templeogue, Dublin 16 and fully certified and insured, Ballyroan Developments is run by Vinny Jones and Aidan Delaney, and employs six people directly. The co-directors and long-time friends have a wealth of experience in the business going back to 1997 when they completed their bricklaying apprenticeships in Bolton Street College.

“We’ve been working together ever since,” Vinny reveals.

“We worked for several different building contractors on large housing schemes before joining forces with Aidan’s father, Brian, in 2011 to set up this business. Now retired, Brian had been building for years before that as Ballyroan Construction. The name ‘Ballyroan’ comes from Ballyroan Road in Templeogue. We decided to keep it going because that’s where we’re based and because of the great name the old company had in the building trade.

“Despite starting the business in the middle of a recession, we were always busy. We never turned down a job or an opportunity, no matter how small it was. We built the business up from there and it continues to go from strength to strength.”

“About 80% of our work comes from referrals from previous clients, but we also work closely with DMVF Architects in Rathmines and The Architects in Dun Laoghaire,” Aidan explains.

“The other 20% is secured through word of mouth and our Instagram page, which showcases our work. Our clients chose us because of the quality of our work and our Passionate about construction We’re happy to give them the contact details of the last three clients we’ve worked for and to see the work for themselves. We’re consistently in the top three when we tender for a job. We pride ourselves on our finish and our customer-base, which we have built up over our years in the industry.

“In many cases, we have made friends with clients who invite us over after we’ve finished their build. That’s one of the biggest compliments anyone can pay to you.”

Vinny and Aidan take a hands-on approach to every job and are adept at multi-tasking.

“If we have four projects taking place at the same time, I would oversee two of them and Aidan would look after the other two. Two jobs are enough for any one person,” Vinny maintains.

“We have a lot of work on at the moment and a lot of work ahead of us, but we don’t take on any more than we can handle. Our projects typically range in value from €100,000 to €1 million, but we make exceptions from time to time, especially for our long-standing customers.”

With sites for one-off new builds in Dublin at a premium, the vast majority of Ballyroan Developments’ projects are either extensions or refurbishments. The contractor is currently working on such projects in Terenure, Killiney, Glenageary and Sandycove.

Supporting Vinny, Aidan and their crew of carpenters and general operatives are some of the best tradesmen in the capital.

“Our staff and sub-contractors have played a key role in our growth and success. They can turn their hand to any job. Our staff are our own, and not agency staff. Good staff are very hard to find so we’re very lucky in that regard,” Vinny continues.

“We sub-contract the electrical, plumbing, plastering and painting to the same tried and trusted tradespeople. Park Plumbing in Naas look after our plumbing needs, DE Electrical is the electrician firm we use, Green Home Technology are our plasterers and Nolan Painting & Decorating are our painting contractors.

“By employing highly-skilled people, working closely with our architects and using only the very best building products, we’re able to deliver the highest quality construction to our clients.”

Ballyroan Developments’ main suppliers include Kilsaran Concrete, TJ Mahony, Moyglare Sand & Gravel, Heiton-Buckley, Murdock Builders Merchants, Churchtown Steel Engineering, Impressive Interiors, City Tiles & Bathrooms, Project Tile Design, House of Tiles and Barefoot Flooring.

The contractor has an array of diggers, dumpers and other plant and machinery to carry out its own groundworks, and is constantly reinvesting in same. It also calls on GMC Grab Hire for clearing sites or lifting stone.

The cost of building materials sky-rocketed during the pandemic and this is being acutely felt in the new build sector.

“Material shortages are a huge issue at the moment. Everything has gone up in price which is affecting everyone. A sheet of plywood has tripled in price in the space of a year-and-a-half. That can’t be sustained. It could be next March or April before prices start to drop which can’t come quick enough,” Vinny says.

Passionate about construction, Vinny and Aidan would like to take this opportunity to thank their customers, suppliers and architects for their continued support. They are also grateful for the support of their families. Vinny is married to Leona and has three children, Maria (20), Isabella (12) and Justin (four). Aidan and his wife Sara also have three children, Zak (19), Erin (17) and Rubin (12).
