A recent standout example saw Instaspace design and deliver a fully fitted, BCAR-compliant 50-bedroom, two-storey accommodation block in just 12 weeks — a testament to what modern modular construction can achieve. Building on that success, a second equivalent 50-bedroom project is currently underway. 

Fully regulated, compliant and certified, Instaspace Modular’s high-performance buildings are designed with all fire, electrical and building regulations in mind and are fully insulated and air-tight, achieving an NZEB A-rated energy certification. “Modular buildings offer a number of unique advantages, including, firstly, the speed of build. We delivered a 10,000 sq ft, 50-bedroom, two-storey building on the outskirts of Dublin in twelve weeks from mobilisation to sign-off,” reveals Head of Business Development at Instaspace, John Clancy. “The second key benefit is scalability – you can go up or down with the size of the building in line with demand. Thirdly, you have mobility: if a client wants to move the building, this can be really easily done with modular”. 

“These advantages – speed, scalability and mobility – cannot be replicated with fixed buildings. Of course, fixed buildings still have a massive role to play, but what we are noticing is that modular buildings also have a role to play in Ireland today, and architects and the public sector agree with this. 

“Furthermore, it’s worth noting that while the term modular building is a cover-all term generically used in our industry, which can mean many different things, Instaspace are positioned at the top tier of the pyramid, designing and manufacturing only premium quality fully regulatory compliant modular buildings.” 

For the aforementioned project delivered in twelve weeks, the client needed a 50-bedroom residential accommodation block to be designed and installed, and decided to choose modular construction due to its inherent speed and scalability. There is no way traditional construction methods could have delivered a building with such a combination of speed and quality.  

Instaspace Modular designed and installed this two-storey building, with individual bedrooms and shared shower and WC facilities. Each bedroom is equipped with a single bed, wardrobe, study desk & chair, and air conditioning, providing privacy, comfort and security for the residents. 

This milestone project demonstrates the capability of modular construction to provide very high-quality, rapid-build and cost-effective solutions for the residential accommodation sector, which could bring enormous benefits in terms of fast-tracking onsite accommodation for staff at public buildings, student accommodation, emergency accommodation, refugee accommodation or social housing. 

As part of the expansion of the educational facilities of Sligo College of Further Education, Instaspace Modular were commissioned by Mayo, Sligo & Leitrim Education & Training Board to design, build, install and commission a modern and spacious single-storey building. Comprising classrooms, a nursing studies room, veterinary studies room, art & design room, healthcare suite, childcare room, offices, meeting rooms, canteen, sanitary rooms, foyer and extra-wide internal corridors, the building was designed to have extensive internal daylight, an attractive façade and an external canopy to ensure comfort for students and staff when commuting to other campus buildings. 

“The Department of Education is one of the biggest consumers of modular buildings in Ireland and we have been servicing their requirements for almost 40 years,” John confirms. “These are either permanent buildings or they are going to be occupied for a very long time, so we design, construct and install a permanent building that is fully compliant. 

“These are high-performing buildings that we design and deliver to meet clients’ exact requirements using our own in-house team of architects, QS’s, design engineers and support engineers, enabling us to control and take ownership of every aspect of the project from start to finish.” 

Another major project which showcases the immense capabilities and versatility of Instaspace Modular is the modern two-storey head office building delivered for MTM Engineering in Slane, County Meath. 

MTM Engineering is a leading specialist in critical power and communications solutions across Europe. The company delivers turnkey electrical contracting services. As part of its expansion, Instaspace Modular was commissioned to design, manufacture and install a modern, two-storey modular office building whose footprint was designed to fit into an existing operational site, and with all the facilities expected of a modern HQ building, including offices, boardroom, kitchen, stairs, lift and sanitary facilities. 

The building ground floor was installed in 2020 (18 modules), and the client subsequently requested Instaspace Modular to return to install the first floor in 2024 (18 additional modules – illustrating the innate flexibility of modular construction), reaching a total of 36 modules. 

This building was designed with long-term sustainability in mind. In order to achieve Nearly-Zero Energy Building (NZEB) certification, energy efficiency was optimised through use of high-performance insulation and precision-engineered materials, which were selected specifically to enhance the building’s thermal efficiency.
